FIFTEEN DOCUMENTATION TESTS
Pool Contract and Quote Checker
Mark only what the actual documents address clearly. The tool scores visible coverage and converts every unchecked topic into a question for the builder or an appropriately qualified adviser.
9 critical items and 15 total items remain unchecked. This score measures visible coverage—not fairness, enforceability, legality, quality, or builder performance.
Questions created from unchecked items
- Which legal entity signs, receives payment, holds required credentials and insurance, and owns delivery and warranty responsibilities?
- Which proposal, drawings, specifications, selections, schedules, terms, and attachments form the agreement, and which controls if they conflict?
- Who owns design and engineering, and where are dimensions, depths, products, finishes, hydraulics, equipment, and performance requirements recorded?
- How are access, demolition, protection, utilities, survey information, existing damage, neighbors, temporary work, and restoration addressed?
- Which ground and water conditions are verified, assumed, excluded, or allowed for, and what evidence authorizes a change?
- Who owns approvals, pool, equipment, utilities, coping, deck, drainage, barriers, landscape interfaces, cleanup, startup, records, and omitted work?
- Which amounts are fixed, measured, allowances, provisional, optional, excluded, owner supplied, taxed, or subject to escalation?
- What evidence supports the deposit and each progress payment, and what completion records are required before the final amount?
- How are scope, price, credits, product substitutions, schedule effects, drawings, approval, and emergency work documented before changed work proceeds?
- What starts the clock, which owner and authority dependencies apply, how are delays evidenced, and what defines substantial and final completion?
- Who verifies jurisdiction, obtains approvals, coordinates inspections, maintains required credentials and insurance, and owns barriers and site safety?
- Who supervises daily work, coordinates trades, reports progress, protects the property, controls quality, and corrects nonconforming work?
- Which tests, settings, demonstrations, punch items, cleanup, restoration, inspections, and final approvals must be complete?
- Which product, test, approval, change, photograph, manual, registration, and service records transfer to the owner?
- How do structure, finish or liner, equipment, workmanship, leak, movement, exclusions, maintenance, response, transfer, and manufacturer claims differ?

How to use the score responsibly
This is not a legal review, builder rating, contract interpretation, or recommendation to sign. A high score means more checklist topics are visibly addressed; it does not mean the words are accurate, balanced, lawful, insurable, buildable, or favorable. A low score is a prompt to investigate and document—not proof of misconduct.
Review the proposal, drawings, specification, selection schedule, allowance list, exclusions, owner-work list, payment schedule, terms, insurance evidence, credential record, and every attachment together. Resolve conflicts in the controlling documents. Local law can regulate deposits, cancellation, disclosures, lien notices, payment, licensing, warranties, and dispute procedures, so obtain current jurisdiction-specific advice before relying on a clause.
